Forgiveness really is the eraser of anger and guilt. It is the key that opens the shackles of the past and permits us to move on with our life in a freer, far lighter way. Once we realize this we can begin the process of healing that we deserve. Keep these approaches in mind as you consider things and move along on your journey of forgiveness: -- Your ultimate aim is to release the hurt and the rage that is feeding the pain. Just as you can heal from a painful thorn in your finger by taking it out, so you can recover from a hurtful experience by leaving it behind. When it doesn't have any place deep in your heart and mind, it can no longer fester, and the hurt can finally come to a stop. Choosing to forgive means you allow those bad feelings to leave your life for good.-- It's essential to replace bad feelings with neutral ones. When the facts remain unchanged, but those facts no longer have the capacity to damage, then you are free of the past. You change from being a victim to the victor. You are human, and it's natural that you can be hurt. People really are resilient, and because you are human you can recover - from a love betrayal or awful, unfair experiences in your life. If you find yourself still reacting, then you have not broken free from the emotional chains of past experience. Through forgiveness you can be free of those toxic reactions. -- Humor is a wonderful agent of healing. You can "re-pin" pictures already on Pinterest or find your own pictures elsewhere.And just this summer, Pinterest started giving Realtors and others in sales ways to target pinners based on the type of content they like, what they search, and other such indicators. Now you can target users who've shown an interest in what you've pinned. So if one of your followers has saved one of your pins, clicked on one, or just tapped on one for a closer look - you can now better target those folks.What's more, Pinterest is taking its "Lookalikes" audience offering -- which can be used to help brands reach groups of people who look and act similar to their own audience -- and renaming it "Actalikes."Plus, you can target local geographic areas with your promoted (ads you buy) pins and ensure locals see your content. To attract - and help - prospective buyers. Realtors are making themselves the experts on their farm areas by creating boards that detail all their farm area has to offer buyers - information on schools, shopping, recreation, etc. Agents are also pinning service providers in the area like mortgage brokers, painters, carpenters, landscapers, restaurants, etc. In essence, they're setting up a network and partnering with other businesses who can promote real estate professionals as well. Some Realtors are having their buyers compile must-have lists for their new homes (furnishings, appliances and amenities) and what represents their ideal home. So the old days of buyers ripping out pictures from magazines are being replaced with buyers building virtual pin boards of their wish lists. Just remember, keep your pins useful and interesting. Your goal with Pinterest is the same as your other social media channels: to become top-of-mind with your target audience. 3. You'd do well this year to remember the forgotten generation ... that's what Generation X has been dubbed. But these folks, ages 37 to 51, are the only generation to buy more homes in 2016 last year than it did in 2015, according to a new National Association of Realtors' (NAR) report.  NAR adds that more Gen X sellers are expected to enter the real estate market this year.  Okay, that sounds pretty good, but here's why else should you pay attention to Xers:   They're making the most money with a median $106,600 annually. Younger boomers (aged 52 to 61) make $93,800; millennials (36 and younger) earn $82,000  They're the largest generation with the kids still living at home, so schools and roomier homes are on their radar   Gen X sellers' have built enough equity to sell and trade up to a larger home   The share of Gen X home buyers grew to 28 percent -- the largest percentage since 2014   Gen X homeowners represented the largest share of sellers in the past year (27 percent), followed by older boomers (23 percent) and younger boomers (20 percent).  And perhaps most importantly, they're happy to work with real estate pros. A full 88 percent of Gen Xers worked with a real estate professional to buy or sell a home. Plus, NAR says over 80 percent of Gen X buyers consider a home purchase a good financial investment.   So, what do you do with this promising information? How do you tap Gen Xers? Here are some tips to keep in mind as you market to -- and work with -- this age group:  1. Single-family dwelling and schools are still important. As I mentioned, Gen Xers still have kids so convenience to schools carries weight. And Gen X buyers represent the largest share of single-family, detached home buyers (85 percent).  2. Continue to cultivate your online presence. Gen Xers are following their younger counterparts when it comes to searching for real estate - upwards of 88 percent start with the Internet followed immediately by real estate agents at 87 percent.  3. Go with open houses. Yes, the marketing tool of holding an open house is particularly effective for Gen X buyers. They like to see, touch, and smell.  4. Focus on family and friends. Research shows that while younger buyers were more likely to need a larger home or move for job relocation, Gen Xers want to be closer to family or friends. They also often said their current home was too large.  5. Keep a sense of urgency. Gen X sellers are the most likely group to have wanted to sell their home earlier but waited because their home had been worth less than their mortgage. Now that the market is stronger, emphasize the timeliness and the fact that interest rates are on the rise.  6. Strengthen your referral networks. A full 60 percent of sellers found a real estate agent through a referral by a friend, relative or neighbor, or used their agent from a previous transaction.
